利用規約
第1条（適用範囲）
本利用規約（以下、「本規約」といいます。）は、アメリカ不動産投資オンライン講座（以下、「本講座」といいます。）の受講に関するすべての利用者（以下、「受講者」といいます。）に適用されます。
第2条（提供サービス）
1. 本講座は、受講者に対し、アメリカ不動産投資に関するオンライン講座を提供します。
2. 本講座のサービスは、不動産投資に関する内容に限定されます。債務整理、税務相談、法律問題その他不動産投資とは関係のない事項については、適切な専門機関（弁護士、税理士、会計士など）へ相談してください。
3. 受講期間は1年間とし、講座終了後1年間は、講座動画の視聴およびPDF資料のダウンロードが可能です。
4. コンサルティング付きのコースを受講する受講者は、同じ月額料金で受講期間を延長することができます。
5. 講座終了後は、講座の延長、もしくは単発でのコンサルティングサービスを利用していない限り、メールやチャットでのサポートは受けられません。
第3条（途中解約）
1. 受講者が途中解約をした場合、講座へのアクセス権は即時に失われます。
2. 受講者の都合により途中解約する場合、途中解約の通知があった月の受講料は返金されません。
第4条（コンサルティングサービス）
1. 本講座の講座を最後まで受講した受講者（以下、「修了生」といいます。）は、講座終了後2年間を上限に、月ごとの単発のコンサルティングサービスを利用することができます。運営者が本講座を終了する場合は、コンサルティングサービスも終了します。
2. コンサルティングサービスには、1時間のZoomコンサルティングに加え、１か月間のメールおよびチャットでのサポートが含まれます。
3. コンサルティングサービスの料金は、月額$350が適用されます。ただし、料金は変更される可能性があるため、最新の金額については運営者に確認してください。コンサルティングのアポイントは、継続して受講している生徒が最優先されます。単発でアポイントを希望する場合は、スケジュールの空きがある場合に限り受け付けます。
第5条（利用条件）
1. 受講者は、本講座の利用にあたり、適用される法律および規制を遵守し、違法行為に本講座を利用しないことに同意するものとします。
2. 本講座に含まれる教材、動画、資料は、受講者個人の学習目的に限り使用するものとし、第三者への提供、商業目的での利用は禁止されます。
第6条（使用許諾）
1. 本講座のコンテンツ（動画、PDF、その他の資料）は、個人的かつ非商業的な目的でのみ使用できます。
2. 受講者は以下の行為を禁止されます。
o 講座の内容（動画・PDF等）の改変、複製、共有、販売
o 商業目的または公的な場での講座資料の使用
o 著作権表示や所有権に関する表示の削除
o 他者へのアカウントの貸与・譲渡（家族での利用は可能）
第7条（免責事項）
1. 本講座で提供する情報は、投資の成功を保証するものではありません。
2. 受講者は、不動産投資に伴うリスクを十分に理解し、自己の判断と責任において投資決定を行うものとします。受講者が本講座の情報をもとに投資を行い損失を被った場合、運営者は一切の責任を負いません。
3. 運営者は、講座の情報提供に細心の注意を払っていますが、講座内容の正確性や完全性を保証するものではなく、最新の投資状況を反映しているとは限りません。
第8条（責任の制限）
1. 本講座は、サーバー障害や通信障害などの技術的問題により、一時的に利用できなくなることがありますが、これに対する補償は行いません。
2. 受講者の環境（インターネット接続、デバイスの問題等）による受講不可について、運営者は責任を負いません。
第9条（リンク先サイトの免責事項）
1. 本講座が紹介する外部サイト（投資関連サイト、法律情報サイトなど）は運営者の管理下にないため、その内容について責任を負いません。
2. 外部サイトの利用は、受講者自身の責任で行うものとします。
第10条（利用規約の変更）
1. 本規約は、運営者の判断で変更できるものとします。
2. 変更後の規約は本講座のウェブサイト上に掲載された時点で効力を生じるものとします。
第11条（準拠法および管轄）
1. 本規約は、米国法に準拠し、解釈されるものとします。
2. 本講座に関する紛争が発生した場合、米国の裁判所を専属的合意管轄とするものとします。
第12条（個人情報の取り扱い）
1. 運営者は、受講者の個人情報（名前、メールアドレス、決済情報等）を適切に管理し、第三者へ無断で提供しません。
2. 受講者の個人情報は、講座運営およびサポート業務のためにのみ使用されます。
3. 個人情報は、法令に基づく場合を除き、第三者へ提供されることはありません。
第13条（返金・キャンセルポリシー）
1. 受講者の都合による途中解約については、途中解約があった月の受講料は返金されません。
2. 受講料の支払いが滞った場合、運営者は講座へのアクセスを停止することができます。
第14条（強制退会・講座利用停止）
1. 受講者が本規約に違反した場合、運営者は受講者を強制退会させることができます。
2. 強制退会となった場合、受講料の返金は行いません。
第15条（システム障害・免責事項）
1. 本講座は、天災、通信障害、サーバーメンテナンス等により、一時的に利用できなくなることがあります。
2. 運営者は、これらの障害に関する責任を負いません。
3. 運営者は、予告なく本講座を終了する場合があります。その際、事前に通知を行います。
Terms of Use for
the U.S. Real Estate Investment Online Course
Article 1 (Scope of Application)
These Terms of Use (hereinafter referred to as "these Terms") apply to all users (hereinafter referred to as "Students") of the Online Course on U.S. Real Estate Investment (hereinafter referred to as "the Course").
Article 2 (Services Provided)
1. The Course provides online lectures on U.S. real estate investment to Students.
2. The services of this course are limited to real estate investment topics. For matters unrelated to real estate investment, such as debt settlement, tax consultation, legal issues, or other concerns, please consult the appropriate professionals (lawyers, tax accountants, certified public accountants, etc.).
3. The enrollment period is one year. After completing the Course, Students can access video lectures and download PDF materials for an additional year.
4. Students enrolled in a consulting-included course can extend their enrollment period for the same monthly fee.
5. After the Course ends, unless Students extend their enrollment or subscribe to one-time consulting services, they will no longer receive email or chat support.
Article 3 (Early Termination)
1. If a Student cancels their enrollment before completion, access to the Course will be immediately revoked.
2. If a Student cancels for personal reasons, the course fee for the month in which the cancellation notice is received will not be refunded.
Article 4 (Consulting Services)
1. Participants who have completed the course (hereinafter referred to as 'graduates') can utilize monthly, one-time consulting services for up to 2 years after the course ends. Consulting services include a one-hour Zoom consultation and one month of email and chat support.
2. The monthly fee for consulting services is $350. However, this fee may change, so Students should confirm the latest fee with the provider. Ongoing Students have priority for scheduling consultations. One-time consultations will be accepted only if there are available slots.
Article 5 (Usage Conditions)
1. Students agree to comply with applicable laws and regulations and not to use the Course for any illegal activities.
2. The materials, videos, and documents provided in the Course may only be used for personal learning and may not be shared with third parties or used for commercial purposes.
Article 6 (License for Use)
1. The Course content (videos, PDFs, and other materials) is for personal and non-commercial use only.
2. The following actions are prohibited:
o Modifying, copying, sharing, or selling the Course content (videos, PDFs, etc.)
o Using Course materials for commercial purposes or public distribution
o Removing copyright or ownership notices
o Lending or transferring accounts to others (family members are allowed to use the same account)
Article 7 (Disclaimer)
1. The information provided in the Course does not guarantee investment success.
2. Students must understand the risks associated with real estate investment and make investment decisions at their own discretion and responsibility. The provider is not responsible for any losses incurred by Students based on the information in the Course.
3. While the provider strives to ensure the accuracy and completeness of Course content, it does not guarantee that the content reflects the latest investment conditions.
Article 8 (Limitation of Liability)
1. The Course may become temporarily unavailable due to server failures, communication issues, or other technical problems. No compensation will be provided for such occurrences.
2. The provider is not responsible for issues preventing access to the Course due to the Student’s environment (e.g., internet connectivity, device problems).
Article 9 (Disclaimer Regarding External Links)
1. The Course may introduce external websites (such as investment-related or legal information sites), but the provider is not responsible for their content.
2. Students access external websites at their own risk.
Article 10 (Modification of Terms of Use)
1. The provider may modify these Terms at its discretion.
2. The revised terms shall become effective at the time they are posted on the official website of the course.
Article 11 (Governing Law and Jurisdiction)
1. These Terms shall be governed and interpreted by the laws of the United States.
2. Any disputes related to the Course shall be subject to the exclusive jurisdiction of U.S. courts.
Article 12 (Handling of Personal Information)
1. The provider will appropriately manage Students’ personal information (such as names, email addresses, and payment details) and will not share it with third parties without permission.
2. Student's personal information will be used solely for course administration and support services.
3. Personal information will not be shared with third parties except as required by law.
Article 13 (Refund and Cancellation Policy)
1. If a Student cancels enrollment for personal reasons, the course fee for the cancellation month will not be refunded.
2. If payment for the Course is overdue, the provider may suspend access to the Course.
Article 14 (Forced Withdrawal and Course Access Suspension)
1. If a Student violates these Terms, the provider may forcibly withdraw them from the Course.
2. No refunds will be issued for Students who are forcibly withdrawn.
Article 15 (System Failures and Disclaimer)
1. The Course may be temporarily unavailable due to natural disasters, communication failures, or server maintenance.
2. The provider is not responsible for such issues.
3. The provider may terminate the Course without prior notice but will provide advance notification when possible.
